1. Floor Assessment & Preparation
- – We inspect the installation for levelness, secure fixing, and appropriate expansion gaps.
- – Minor surface inconsistencies or glue residue are prepped for sanding.
Existing Floors
- – We assess for damage, cupping, gaps, stains or old coatings.
- – Any necessary repairs are addressed first such as filling gaps, replacing damaged boards, or re-nailing loose sections to ensure a stable uniform foundation for the work ahead.
2. Precision Floor Sanding
Our multi-stage sanding process uses professional-grade dustless sanding equipment to remove surface imperfections and prepare the timber for polishing:
Stage 1: Coarse Sanding
We start with a coarse-grade sandpaper to remove old coatings, scratches and uneven areas, bringing the floor back to raw timber.
Stage 2: Medium Sanding
This refines the surface and evens out any marks from the initial sanding stage.
Stage 3: Fine Sanding
We finish with fine-grade sanding to create a smooth, flawless surface ready for sealing.
We also edge sand all perimeters and hard-to-reach corners, followed by a thorough vacuum and clean between stages.
3. Polishing / Coating Application
Once the sanding is complete, we apply the polish or coating of your choice. We offer a range of finishes to suit both aesthetic and lifestyle needs:
Finish Options Include:
- – Water-based polyurethane: Low-odour, fast-drying, and available in matte, satin or gloss
- – Solvent-based polyurethane: Extremely hard-wearing, with a high-gloss or satin finish
- – Hardwax oils: Natural look and feel, ideal for heritage or environmentally-conscious homes
We apply multiple coats with light sanding between each to ensure durability and a beautiful consistent sheen.
4. Drying & Curing
- – Floors are usually touch-dry within 4–8 hours, depending on product type.
- – Light foot traffic is typically allowed after 24 hours.
- – Full curing can take up to 7 days however, we’ll advise you on care during this time.
5. Final Inspection & Client Walkthrough
- We complete a detailed inspection and a final buff (if needed) to ensure a uniform finish. We then walk you through aftercare instructions, offer maintenance tips or product recommendations based on your home and lifestyle.
